NCCo exceeds 1 million square feet of redevelopment under 2002 law
New Castle County government has marked a milestone this month with the redevelopment of more than 1 million square feet of property since 2002, when the county adopted a law encouraging developers to reuse existing land rather than build on pristine lots.
Redevelopment plans have been submitted for 32 projects totalling 202 acres and 1.2 million square feet of floor space. Notable projects include the new Hockessin Athletic Club on Basher Lane and Creekside Gallery on Capitol Trail, Ogletown.
The redevelopment ordinance streamlines the timetable and offers incentives for rehabilitating a site, County Executive Chris Coons said. Properties that are redeveloped increase in assessed value by an average of 62 percent, he said.

I really like Coons. You can say that there is a “blue wave” hitting the country or that people are fed up with the greedy hypocrisy of Republicans, but the bottom line is that there is just a huge amount of talent on the Democratic side.

Let’s pretend a Republican owns a house and a Democrat also owns a house.
The Republican screams and yells everytime something in the house needs maintenance or repair. He hates painting the outside where he can’t see and he lets the property rundown and turns a deaf ear to the neighbors complaints. For him the money in his pocket is more important than being a good neighbor. His kids can go get their own just like he did.
The Democrat thinks maintenance and repair are his responsibility to his family and neighbors. He rejoices in opportunities to improve his house and his neighborhood. For him the money invested in the future of the house is important to his kids.
Well FSP, that’s what taxes are about. America’s house is falling down and it’s going to cost something to fix the mess the Republican’s have created. Get out your checkbook honey. The roof is caving in and it’s time to invest before we are all homeless.

Expect back to back double digit tax increases from the county over the next several years.
and you won’t get a new roof or a coat of paint for your tax increase, the money will go for the bloated county payroll.

Hey Moose,
On looking at it I admit I made a stretch, but taxes can be viewed as an investment in our future or a cost. I’m from the invest in the future school. Also, taxes are the dues we pay to live in wonderful country. They are the rent that companies pay to use the US infrastructure to run their business. And those who get the most and use the most should pay the most.
BTW, I also believe that universal healthcare should be paid for by a tax and the tax should be progressive based on income. Just like Medicare. Now tear your hair out.

Rebecca’s house metaphor actually makes sense, if you consider that Republicans own their homes, while Democrats rent. The homeowner has a stake in maintaining his dwelling, while the renter expects the super to take care of everything for him.

That said, I think encouraging redevelopment over rezoning is an excellent idea, and I hope this ordnance works. I was in Ohio this past Thanksgiving, and noticed that in one area there was a large amount of vacant retail space, but plenty of construction on new retail space a mile or so away. I asked my sister about it, and she explained that the Kroger supermarket had moved to the newer location for more square footage (think regular Wal Mart moves down Rte 40 to become Super Wal Mart) and the rest of the stores in the old location had merely followed the Super Kroger (anchor) to the new mall, and there was no longer any reason for anyone to shop at the old one. Of course, there’s plenty of open and developable acreage in Ohio, so there’s no incentive to conserve and redevelop.

This has nothing to do with taxes. It has to do with a candidate saying one thing and doing the opposite, and Jason calling Republicans hypocrites in a post on said candidate.
